300-unit apartment complex with affordable housing proposed for Snow Road

Developer Steven F. Venincasa is proposing a Snow Road apartment complex with a twist — it would be built as a “friendly 40B,” with the town allowing a high density build in exchange for affordable housing.

The unnamed project at 14 Snow Road calls for a total of 300 total units, including four apartment-style buildings, each holding 64 units, and 44 townhouse-style units.

“We’d like to work with the town… have it be a benefit to everybody,” Venincasa told the Select Board Tuesday night.

Under the Local Initiative Program (LIP), a developer works with the town to develop a property with affordable housing, first getting a sign-off from the Select Board before going through the regular town zoning and planning process.

The 14.6 acre lot is currently the site of a small ranch home.

The initial proposal calls for a central clubhouse and common area on the property. Fifty-five percent of the units will be one-bedroom, 35 percent two-bedroom, and 10 percent three-bedroom.

The percentage of affordable units would be negotiated with the town.
